Guest terms and conditions

Please read carefully the following terms and conditions which are binding in their entirety on you and the persons registered with you at the time of booking.

1. Payment terms

Prices include all taxes.

-For reservations up to 60 days before arrival, a deposit of 30% of the total cost is required. The reservation is not confirmed until the deposit is received.

The balance due is payable 30 days prior to arrival (or earlier). Once we have received full payment, we will send you final instructions including instructions and check-in details

-For reservations less than 60 days before arrival, the full amount is required.

There are no other fees to add. After the payment has been debited, you will receive your travel documents along with the payment receipt.

2. Cancellation Policy

Vacationers who cancel at least 60 days before check in will receive 100% of the amount paid. If you cancel between 30 and 60 days before check-in, you will get 50% back. Otherwise, you will not receive a refund.

A reservation is considered canceled on the day our company receives a written cancellation from the guest.

3. Insurance Requirements

Holiday and travel insurance is essential for your own protection and we strongly recommend that you insure yourself and all members of your holiday. If you choose to travel without adequate holiday insurance, we will not be liable for any losses incurred that would otherwise have been covered.

4. Number of people

Holiday items can only be occupied by the number of people on the travel booking. Children are counted as individuals. Property owners or their agents reserve the right to refuse entry if this condition is not met.

5. Ownership Standards

We have carefully selected and inspected all the properties we advertise and strive to maintain high standards. However, if you have a problem during your holiday, please let us know straight away and we will then try to make things right. If you do not do this, we cannot accept responsibility as we have not had the opportunity to investigate and correct the problem. Although we will make every effort to deal with problems promptly, a reasonable time should be allowed for repairs by outside contractors to be completed.

Although DOMUS AESTAS inspects and checks the villa carefully before each arrival, a defect, damage or damage may be detected. In this case, our company’s Customer Services should be informed in writing via email within 24 hours of arrival.

Please note that we accept no responsibility for intermittent failure of public supplies or utilities such as water or electricity over which we have no control, nor drainage systems, plumbing or mechanical equipment in villas, but we will use our best endeavors to to arrange immediate repairs where possible.

Inevitably, items break or require maintenance, so be aware that you may encounter maintenance staff and gardeners during your stay. Also remember that these are people’s homes – leave the villa in a reasonably clean and tidy condition and remove all rubbish at the end of your stay We reserve the right to charge for extra cleaning and rubbish removal if necessary or any damage done after check-out on the owner’s side and charge it to your credit or debit card.

The accommodation is intended for the exclusive use of customers and is not subject to rental under any circumstances. All damages and losses must be paid for before departure. In case of late departure, we can only extend your stay in the villa if no new customers are expected.

6. Check in / Check out hours

Your accommodation is available after 5pm on the day of arrival and must be vacated by 10am on the day of departure. The servant, the gardener, the pool man are needed at this time to prepare the accommodation properly for the incoming guests. Although you are not required to vacate your property before 10am, please note that staff may arrive before this time.

7. Change and unavailability of accommodation

On rare occasions it may be unavoidable to change your chosen villa due to circumstances beyond our control. We will endeavor to inform you of this as soon as possible and offer you either alternative accommodation of a similar or higher standard, a refund if not suitable or to discuss other options. No further claim will be entertained against the owner or lessor for any loss suffered.

8. Liability

Our company assumes no responsibility for loss or damage to tenants’ property in our property, force majeure or any other unforeseen events that could not be prevented.

9. Accuracy

We endeavor to ensure that all information on our website is accurate, however changes and errors occasionally occur and we reserve the right to correct details in such cases. We make every effort to ensure that descriptions, photos of furniture and fittings etc. they are accurate, however changes may sometimes be made that we are not aware of and therefore differ from the copy and photos on our website. We accept no responsibility should a description or photo be inaccurate. If a particular facility offered at a property is essential to your holiday booking, please ensure we are informed of this before completing the booking confirmation pages.

10. Upon arrival

Immediately upon arrival at the villa, familiarize yourself with the layout of the accommodation and identify any potential hazards, e.g. unexpected steps, slippery surfaces, pool depths, etc.

11. Pets

Pets are not allowed at this property.

12. Parties – Events

Parties and events are not allowed at this property.

13. Smoking Policy

Smoking is not allowed inside the accommodation.

14. Cleaning

The villa is delivered clean and ready for occupancy. The change of linen (towels and sheets) will take place every 4 days at 09:30-10:00 in the morning. For a change in a shorter period of time there will be an additional charge. If you do not want a change of linen during your stay, please let us know.

15. Extension / Modification of Holidays

Extending your holiday is not always possible, although every effort will be made. No refunds will be given for stays shorter than booked, and the villa is free to let after the guests departure. A significant change may be considered a cancellation.

16. Air travel

Make your own flight arrangements and then let us know the details. We are not responsible for any problems with flights such as delays or cancellations by the carrier or its agents.

17. Governing Law and Jurisdiction

The validity, construction and performance of this agreement shall be governed by corporate law. Applicants and lessees are subject to the exclusive jurisdiction of the courts of the company’s countries.

18. Force majeure

In the event of force majeure, which causes the cancellation of your booking (such as war, strikes, fires, natural disasters, infections and other similar emergencies), no refunds will be given.

19. Blue pencil test

If one of the above terms is or becomes ineffective, the remaining terms remain in effect. The effectiveness of the travel contract as a whole remains unaffected
